# Renovation payment terms in Dubai: stages, retention (2026)

The short answer

Dubai renovations are usually paid in stages tied to finished work: a deposit of 10 to 25%, payments at milestones such as first fix and finishes, and 5 to 10% retention held until snags are closed, by published 2026 contractor guides. No law sets the stages; the contract does. Under the 2026 Civil Transactions Law, extra work is paid only if agreed or caused by the owner.

- Deposit, published: **10 – 25%**
- Retention, published: **5 – 10%**
- Defects period, typical: **12 months**

## What are the usual stage payments for a renovation in Dubai?

A deposit, three or four payments at finished stages, and a retention at the end. These are ladders contractors publish, not rules; each names its own stages.

| Published by | Deposit | Stage payments | Retention, and when it is released |
| --- | --- | --- | --- |
| TrueGuard (June 2026) | 20 – 25% | 25 – 30% at structural completion; 25 – 30% at MEP rough-in and boarding; 15% at fit-out completion | 5 – 10%, held 3 – 6 months after handover |
| Blue Iconic (August 2026) | 15 – 25% at mobilisation and design | 25% at demolition and first fix; 25% at waterproofing, screed and second fix; 20% at finishes and joinery | 5 – 10% at handover, after snags are closed |
| Pioneer Gulf (August 2026) | 10 – 20% on signing | At structural completion, MEP rough-in, tiling and final fit-out (no percentages given) | 5 – 10% until snagging is signed off |
| bhomes (July 2024) | 40% on signing | 50% at about 90% complete | 10% after final checks |
| DLA Piper, construction generally (October 2025) | Not stated | Against progress payment certificates | 10% common: 5% at handover, 5% after the defects period |

- Deposit, TrueGuard: % of contract 20 to 25
- Deposit, Blue Iconic: % of contract 15 to 25
- Deposit, Pioneer Gulf: % of contract 10 to 20
- Retention, all three: % of contract 5 to 10 Ranges as published by the three 2026 contractor guides in the table above. They are the publishers’ own figures, not SoukLocal data and not a legal limit.

Ladders differ, and one older guide asks for 40% up front. Blue Iconic treats a request for more than 25 to 30% before work as a red flag; Pioneer Gulf names 40% or more before mobilisation. A larger deposit moves risk to you.

## What does the law say about payment?

Very little about stages: the contract sets them. DLA Piper notes that UAE law has no dedicated security-of-payment statute, does not require retention to be kept in a separate account, and leaves a contractor’s remedy for late payment to breach of contract. What the Civil Transactions Law does say, for contracts made from 1 June 2026:

- **Lump sums hold.** Under Article 829(1), a contractor on a lump sum for a set design cannot claim more because materials, wages or other costs rose.
- **Variations need agreement.** Under Article 829(2), changes or additions are paid only if the parties agreed an increase or the change came from the owner’s error. Article 829(3) lets a court rebalance a contract after exceptional events nobody could foresee.
- **Late or defective work.** Under Article 818, the owner can require the contractor to put it right within a reasonable period, then end the contract or have the work finished at the contractor’s cost, without first going to court. The owner can also seek immediate rescission where delay makes on-time completion absolutely unlikely.
- **Ending early.** Under Article 836, the owner may end the contract before completion but must pay the contractor’s expenses, the work done and the profit it would have made; a court may reduce the profit part.
- **Older contracts.** Contracts made before 1 June 2026 stay under the 1985 Civil Code.

## What should the payment clause say?

Each payment linked to a stage you can check, a retention, a defects period and a written variation procedure. A practical list:

- **Stages named by finished work** (first fix done, waterproofing tested, tiling done), not by dates.
- **A deposit you can live without** if the job stalls, matched to materials ordered for you.
- **Retention** of 5 to 10%, with the release date or event written in: snag list closed, or the end of the defects period.
- **The defects period**, stated in writing; 12 months is typical in the guides we read. Structural defects carry 10-year liability by law: see [turnkey renovation: who signs what](https://souklocal.ae/guides/turnkey-renovation-dubai).
- **Variations** priced and signed before the work, with the effect on time.
- **Delay**: a completion date and what is owed if it is missed.
- **VAT** shown on every payment; it generally applies to retention too.

## Can I pay a contractor that is not registered?

You should not engage one. Since 8 January 2026, Dubai Law No. 7 of 2025 bars project owners, including developers, from engaging a contractor that is not registered and classified. Contractors that break the law face fines of AED 1,000 to AED 100,000, doubled for a repeat within a year up to AED 200,000, and suspension, downgrading or removal from the register. Existing contractors have until 8 January 2027 to comply. ## Where can I complain if a contractor takes my money and stops?

Not DET Consumer Rights: it excludes construction and contracting disputes, though it takes service and maintenance contract complaints. For a renovation:

- **Dubai Courts Centre for Amicable Settlement of Disputes.** Affiliated with Dubai Courts; parties often register construction cases there, including to ask for an expert, at a cost well below court or arbitration.
- **Emirati homeowners building or maintaining a house.** Law No. 8 of 2025, in force since 1 January 2026, sends disputes with an engineer or contractor up to AED 10 million to a specialised branch of the Centre. Conciliation takes up to 20 days, extendable once; a tribunal then decides within 30 days, extendable once; appeal within 30 days. The registration fee is AED 250.
- **Your records.** Keep the contract, every variation, payment receipts and dated photos of each stage. They are what an expert or tribunal reads.

## Questions

**How much deposit should I pay a renovation contractor in Dubai?**

Published 2026 contractor guides put the deposit at 10 to 25% of the contract. One guide treats a request for more than 25 to 30% up front as a red flag. No law fixes the figure: the contract does.

**What is retention in a renovation contract?**

A part of the price, usually 5 to 10% in published renovation guides, that you hold back at handover until snags are closed and the defects period ends. A construction law firm describes 10% as common, released half at handover and half after the defects period.

**How long is the defects liability period?**

Whatever the contract says. Published Dubai renovation guides give 12 months as typical. Structural defects are separate: the engineer and contractor are liable for 10 years by law.

**Can the contractor charge more than the agreed price?**

Not for rising costs on a lump sum for a set design. Under Article 829 of the 2026 Civil Transactions Law, extra work is paid only if both sides agreed it or the owner’s error caused it, so agree every variation in writing before it is done.

**What can I do if my contractor stops work?**

Give written notice to resume or put the work right within a reasonable time. Under Article 818, if nothing happens you may end the contract or have the work finished at the contractor’s cost. Keep your payments tied to finished stages so you are not ahead of the work.

**Where do I complain about a renovation contractor in Dubai?**

DET Consumer Rights does not take construction and contracting disputes. Construction claims can be registered with the Dubai Courts Centre for Amicable Settlement of Disputes; Emirati homeowners building a house use its specialised branch under Law No. 8 of 2025.
