Which authority approves my job?
Choose your community and the job. You get the approvals in the order you need them, with the guide for each step.
Renovation in Dubai usually needs two approvals. In a master community the developer, such as Emaar or Nakheel, issues a no-objection certificate first. Then the permit authority for the area issues the permit: Dubai Municipality on most of the mainland, Trakhees in some Nakheel areas, or the Dubai Development Authority in its zones. Painting and basic maintenance need no municipal permit.
How this works
The community data is the same as our approvals dataset: master developer, NOC route and the published permit authority, with sources. The permit rules by job come from our guide Do you need a permit to renovate in Dubai? Where the permit authority for a community is not published, we say so instead of guessing.
Questions
Who approves renovation in Dubai?
Usually two bodies. In a master community the developer (for example Emaar or Nakheel) gives a no-objection certificate first. Then the permit authority for the area issues the permit: Dubai Municipality on most of the mainland, Trakhees in some Nakheel and PCFC areas, and the Dubai Development Authority in its zones.
Do apartments need building management approval?
Yes. For work inside an apartment, the building management or owners' association normally issues an NOC and sets working hours and debris rules, before any authority permit.
What if the permit authority for my community is not confirmed?
Ask the master developer or community management which authority issues permits before you design. SoukLocal shows "not confirmed" rather than guessing.
