What "best renovation companies in Dubai" lists actually check

Homeowners use these lists to choose who gets into their home. We read 19 of them, line by line, to see what they check before recommending a company. Mostly, nothing.

What we found

  1. Almost no list checks the basics. One list says it verified trade licences, and even it notes some details could not be confirmed. Four more tell readers to check licences, without doing it themselves.
  2. The new law is missing. Since 8 January 2026, Dubai Law No. 7 of 2025 has required contractors to be on the Contractor Register. Only 2 lists mention the register, and 8 were first published before the law existed.
  3. Insurance is never checked. Five lists mention it, mostly as a line in a checklist for readers. None says it checked the companies it ranks.
  4. Paid or not, you cannot tell. Only 1 list states its policy on paid placement. The other 18 do not say whether listed companies paid.
  5. Some lists rank themselves. In 4 lists the publisher, itself a renovation, interiors or furniture business, appears in its own ranking, at number one twice.
  6. "Based on Google reviews" is a common method. Of the lists that give any basis, three point only to Google reviews or search results.

What SoukLocal does differently

  • Every listed business passes 11 checks, including licence, Contractor Register status and insurance, each shown with its date. A failed or expired check removes the badge.
  • Ranking is never for sale. Paid placement, when it exists, is labelled Sponsored and kept outside the ranked results (our neutrality rules).
  • Any business connected to SoukLocal's owners is disclosed on its own listing.
  • Anyone can check any contractor with our free Check a contractor tool, which links to the official registers.

How we did it

On 29 October 2026 we ran 13 searches such as "best renovation companies in Dubai", "top villa renovation company Dubai" and "best interior fit out companies Dubai", and collected every list naming at least three companies. Duplicates and copies counted once; single-company pages, directories and pages we could not open were left out (9 excluded). Each list was read against the same 11 questions. "Mentions" means the topic appears anywhere on the page; "checked" means the publisher says it verified the companies it lists. The lists are those that surfaced in our web searches on that day, not a record of Google's first page. Page dates ranged from August 2021 to September 2026.

Disclosure. A business connected to SoukLocal's owners appears in 3 of the 19 lists. It is not named here, in line with our rule that owner-connected businesses are never named in site copy, and it had no part in choosing or reading the lists.

We will re-run this audit every quarter. Publishers who want their list re-read after changes can contact us.

Questions

Can I trust "best renovation companies in Dubai" lists?

Treat them as a starting point, not a check. In SoukLocal's audit of 19 such lists, only 1 said it had checked the trade licence of the companies it lists, none said it had checked insurance, only 1 disclosed whether listed companies paid, and 4 ranked their own company.

What should I check myself before hiring a renovation company in Dubai?

The trade licence and that its activities cover your job, Dubai Contractor Register status, liability and workers’ compensation insurance, the permit or NOC your community needs, and two finished jobs you can confirm with the clients. Our Check a contractor tool links to the official sources.

Why does SoukLocal not name the lists?

The point is the pattern, not any one publisher. Naming them would turn a finding about how these lists work into a dispute about one article. We keep the list addresses on file so the audit can be re-run and checked.
