Before-works condition survey
Before anyone starts work, walk your home room by room and photograph what is already there. It takes 30 minutes and settles most renovation disputes before they start.
Your condition record
Nothing recorded yet.
The PDF needs a free account. Sign in free; what you have recorded stays on this device.
Before a renovation starts, record the home's existing condition room by room: dated photos of cracks, damp, damaged floors, faulty switches, sockets, AC and plumbing, the distribution board and meter readings, and in towers the lobby, lift and corridors. Share the record with your contractor and ask them to confirm it in writing, so nobody argues later about what was already there.
This survey follows the first inspection a careful contractor does before mobilising, from the SoukLocal Workmanship Standard. Next: check the approvals and the demolition checks.
Questions
Why record the condition of my home before renovation?
So nobody argues later about what was already there. Dated photos of existing cracks, stains, damaged floors, faulty sockets and the building’s lift and corridors settle disputes with the contractor, the building management and neighbours.
What should a pre-renovation survey include?
Every room’s walls, ceilings, floors, doors and windows, existing faults in the electrics, plumbing and AC, the distribution board and meter readings, a pressure test of existing pipes, and in towers the lobby, lift and corridors you will use.
Should the contractor sign the survey?
Ideally yes. Walk the home together, share the PDF with the contractor before work starts and ask them to confirm it in writing, so both sides start from the same record.
