Handover and snagging kit
Getting the keys to a new home? Walk it room by room with this checklist on your phone, photograph every defect, and send the developer one clear, numbered list. It stays on your phone.
After snagging
On a new Dubai home, the developer must repair defective mechanical, electrical, sanitary and sewerage installations for one year from handover, and stays liable for structural parts for 10 years from the completion certificate, under Dubai Law No. 6 of 2019, Article 40. Snag before you accept handover, and report defects in writing with photos.
Questions
How long is the defects period on a new home in Dubai?
Under Dubai Law No. 6 of 2019, Article 40, the developer must repair defective mechanical, electrical, sanitary and sewerage installations for one year from handover, and remains liable for structural parts for 10 years from the project completion certificate. Your sale contract may add longer warranties.
When should I do snagging?
Before you accept handover where the developer allows a pre-handover inspection, and before furniture arrives, so defects are easy to see and photograph. Re-inspect after every repair and close an item only when you have seen the finished work.
How do I report defects to the developer?
In writing, not by phone: a numbered list with the room, the exact location, a description and a photo of each defect, plus your unit details. Keep the date you sent it and every reply. This kit builds that list for you.
Do I need a professional snagging company?
Not always. Many owners snag their own home with a checklist. A professional inspector helps if you are overseas, short of time, or the home is large, and can find hidden issues with moisture meters and thermal cameras. Confirm what the inspection includes before you book.
