Gypsum ceilings: check before the boards go up

A false ceiling hides your AC ducts, drains and cables. Once the boards go up, every problem above it means cutting the ceiling open.

The short answer

A good gypsum ceiling hangs from the slab on a metal frame spaced within the board maker’s limits, is checked level with a laser before boarding, and uses moisture-resistant board in bathrooms and kitchens. The moment to check is before the boards go up: AC, drains and cables above it must be finished, tested and photographed.

Why check before it is covered. A leak or a fault found above a finished ceiling means cutting it open, patching, re-skimming and repainting, and the patch often shows.

The checklist

Each check shows its basis: Manufacturer Published standard Good practice. Hold points, in coral, are the moments to see the work before it is covered.

1

Services above the ceiling

Before the frame is closed with boards
Hold point: Do not allow boarding until you have seen this
  • AC ducts, drains and water pipes above the ceiling are finished and tested This is the last chance to reach them without cutting the ceiling. Good practice
  • AC condensate drains are insulated and fall to their outlet Condensation drips are the most common cause of stained ceilings. Good practice
  • Access panels are planned under AC units, valves and junction boxes Without an access panel, servicing the AC means cutting the ceiling. Good practice
  • Photos or a video of everything above the ceiling, before it closes You will want to know where things are later. Good practice
2

The frame

While the frame is going up
  • Ceiling height marked with a level line all round the room Everything is set from this line. Good practice
  • Wall angle fixed along the line at close centres600 mm Contractor method statements fix it at 600 mm or closer. Good practice
  • Hangers fixed into the slab, no further apart than the system allows≤ 1200 mm One major system allows 1200 mm at most; many contractors use 800 mm. Manufacturer[1]
  • Ceiling (furring) channels no further apart than the system allows≤ 450 mm One major system allows 450 mm at most; many contractors use 400 mm. Wider spacing makes boards sag. Manufacturer[1]
  • The frame is checked level with a laser before boarding A frame out of level shows as a wavy ceiling under side light. Good practice
3

Boards and joints

As boards go up
  • Moisture-resistant (MR) board in bathrooms and kitchens Standard board absorbs moisture and sags in wet areas. Good practice
  • Screws at the spacing the board maker states150 / 230 mm One major system: 150 mm along board ends and 230 mm in the field. Too few screws lets boards sag and joints crack. Manufacturer[1]
  • Every joint taped, with two coats of joint compound Untaped joints crack within months. Good practice
4

Finish

Before and after painting
  • Skim coat checked flat with a straight edge before it sets Waves are easy to fix wet and hard to fix painted. Good practice
  • Shine a torch along the ceiling: no waves, joint lines or screw heads showing Side light shows every flaw that daylight will show later. Good practice
  • Light and AC cut-outs are clean, square and where the drawing shows Ragged cut-outs show around every fitting. Good practice

Questions to ask your contractor

  1. Which ceiling system and board, and what frame spacing?
  2. Can I see above the ceiling before you close it?
  3. Where will the access panels be?
  4. Will you use moisture-resistant board in the bathrooms and kitchen?

Questions

When should I inspect a false ceiling?

Before the boards go up. That is the last time you can see the AC ducts, drains and cables above it, check they are tested, and plan access panels. After boarding, any problem means cutting the ceiling open.

What spacing should a gypsum ceiling frame have?

Whatever the ceiling system maker specifies. In one major system, ceiling channels are at most 450 mm apart and hangers and primary channels at most 1200 mm. Many Dubai contractors work closer, at about 400 mm and 800 mm.

Why is my gypsum ceiling cracking?

Common causes are untaped joints, too few screws, a frame spaced too widely, standard board in a wet area, or a leak above. Cracks along board joints usually point to the joints or the frame.
