Structural changes: an engineer’s job, and what you should see
We do not give structural instructions. This page tells you who should be doing what, so you can tell when a step is being skipped.

Removing a load-bearing wall, adding a room or casting a new slab needs a structural design by an engineer, the developer’s NOC and a permit from the area’s authority, applied for through a consultant, before work starts. During the works, the engineer should inspect the reinforcement before each concrete pour. As the homeowner, ask to see the approved drawings, the permit and the inspection records.
Why check before it is covered. Structural work done without design or permit can be unsafe, can be ordered removed, and can block the sale or mortgage of the home.

Questions
Can I remove a wall in my Dubai villa?
A non-structural partition usually needs only community approval. A load-bearing wall needs a structural engineer’s design, the developer’s NOC and a permit from the area’s authority, applied for through a consultant, before work starts.
Who applies for a structural permit in Dubai?
A registered consultant usually prepares and submits the application to the area’s permit authority (Dubai Municipality, Trakhees or the Dubai Development Authority), with the developer’s NOC.
